Dubai, United Arab Emirates: The “Dubai Enrichment” company, wholly owned by the Government Investment Corporation of Dubai, announced the launch of Zone 3 of the first phase of the Deira Enrichment Project, under the name “Sherena Plaza”, and the commencement of the process of displaying and delivering project units to tenants. In preparation for the inauguration of Zones 1, 2, 11, and 13, which I oversaw in the first phase.
The announcement came during a field tour organized by “Ithraa Dubai” for a number of journalists in Zone 3, in the presence of Essam Galadari, CEO of Ithraa Dubai, and Raad Al-Jarrah, head of real estate development for the company, accompanied by a number of engineers and architects who worked on the development of this project.
Zone 3 is the first mixed-use project to be opened in the Deira Enrichment Project, which includes 350 apartments with one, two, and three rooms, ranging in size from 861 square feet to 2,045 square feet. The project also includes 290 hotel rooms managed by 4-star Wyndham Hotels and Resorts, as well as 45 restaurant and retail units and 721,182 square feet of office space.

Galadari added, “The work is going on at a high pace and we are always keen to adhere to the deadlines for the completion of our projects and to complete specifications for all residential, commercial, entertainment, and hotel units. This project will contribute to strengthening the location of the historic Deira area and its seafront and has a vital role in the development of Dubai. The planning process required a great effort from Engineers to ensure the preservation of the existing iconic structures and facilities such as the Shindagha Tunnel and the Dubai Metro stations running under the site. ‘
Commenting on the announcement, Raad Al-Jarrah, Head of Real Estate Development for Dubai Enrichment Company said: “We started building the first phase of the Deira Enrichment Project in 2017, and here we are today launching the first mixed-use area in the project which is Zone 3. We take into account in designing all our projects modern architectural arts. This simulates the environment in which you live, and what increases the attractiveness of the project are landscaped gardens that create a calm and elegant atmosphere.
Al-Jarrah added, “We have not forgotten to facilitate transportation, which is essential to alleviate congestion and provide excellent service to the New Deira area, as we are establishing modern transport centers that contain multi-story car parks. An integrated transportation center is currently being built in Zone 4 of the project, which will include this. The center has a number of Dubai Transport Authority services such as metros, buses, and taxis, which will facilitate the use of public transport and reduce dependence on private cars, which will allow companies and residents to reach their destinations more smoothly.
Regarding the buildings ready for delivery, Al-Jarrah said: “Zone 3 includes two residential buildings, a hotel and an office building with panoramic views of the waterfront, in addition to gardens and small parks that enable residents to access children’s play areas within a few minutes. The two residential buildings also contain modern facilities such as pools. Rooftop swimming pools, gymnasiums, prayer rooms, public toilets, and communal plazas. We have started handing over the units to the tenants and the rental door is open for new tenants. “
Zone 3 will be followed by the launch of Zones 1, 2, 11, and 13, respectively, which are also mixed-use facilities, in addition to green spaces and ample parking spaces. Zones 11 and 13, designated for the expansion of the Gold Souq, feature designs that suit the needs of unique gold and gemstone merchants.
The Deira Market enrichment project includes the waterfront, in addition to the first and second construction phases, as well as the expansion of the Gold Market, which is scheduled to open at the beginning of next year.
The first phase includes 50 mixed-use buildings, 2,200 residential units, 416 commercial units, 843 retail stores, restaurants, and cafes, as well as eight hotels with more than 1,450 prefabricated rooms and apartments, multiple recreational facilities, in addition to a waterfront park, gardens, and multi-story parking.
